The Brief
Summit Homes wanted to build an impressive loft style display home that would showcase the potential of steel fabrication in a stunning modern residence.
With a striking front elevation that combines Archistone and weatherboard cladding, glass and render – combined with a parents’ upper level featuring a deluxe master suite, walk in robes, double ensuite and a large lounge area complete with bar recess – The Millstone was designed to be an eye-catching project that would appeal to the high end residential market.
We were engaged to design the steel frame that would comprise the upper level of the building that housed the aforementioned master suite, ensuite and lounge area.
The Challenge
One of the primary challenges with this kind of project is the precision required when working with prefabricated steel that is manufactured offsite. With far less tolerance than traditional on-site construction, we had to get things spot on the first time around.
Another challenge was designing the floor joists with only a 300mm spacing that were structurally sound while allowing space for air conditioning ducts and plumbing. Also, being a loft construction, we had the additional challenge of all of the necessary design elements inside the limited roof height.
The Result
We’re immensely proud that The Millstream proved to be one of Summit Homes’ most popular display homes to date. The steel frame loft we designed definitely had the ‘wow’ factor that they were looking for and generated lots of interest and leads.
